Knock Down And Rebuild

Knocking down a home and rebuilding presents many opportunities. Whether it’s to build your dream home to live in, or to subdivide and build two or more as an investment opportunity, Century Homes will work with you to realise your vision.

When our customers come to us with an existing dwelling on their piece of land, we take a different approach to most builders.

There are many different steps to take in preparing a site for its new home, and many builders will put the responsibility back on the customer. Given that we are the experts, we believe we are best placed to manage or help you manage this process.

Century Homes seeks to educate you about the process and facilitates every component of the knock down rebuild journey. We take on the project and manage demolition, applications to the local council, clarify neighbour boundaries and guide you through the abolishment processes.

Planning

First, the Century Homes team must understand the current site and its services, taking all aspects into consideration including boundaries, neighbouring properties, existing infrastructure and asbestos. We consider site conditions and identify any potential challenges, to make sure your new home vision is aligned with what is achievable.

Design

We pride ourselves on providing our customers a very personalised build journey and work closely together through this design phase with our architects, engineers and designers to bring your vision to life and provide complete transparency in the costs of demolition and building.

Applications & Approvals

With all the excitement of building a home, also comes the necessary administration. There is a lot to do, so we take an active role in this process with you. We will work with your local council to meet requirements and submit relevant planning applications for demolition and planning approval for your new home. We will guide you through the abolishment of the connected services process and other necessary actions.

Site Preparation

Once we have the required planning approvals, we organise and oversee demolition, ensure abolishment is complete and any site boundary issues with neighbours are resolved. We also submit the application for building approval.

Build Journey

Once the site is clear and ready to build, we will conduct final engineering, surveys and soil tests, as well as an energy rating assessment to ensure your design meets the highest standards. Then once we have the building permit and finance approval, all materials for the build are ordered ready to begin!

Faqs

Century Homes offers a range of packages designed to accommodate our customers based on their design wishlist and selections across colours and fittings. Once we proceed to the Partner stage of the build journey, we are able to provide an insight into costs based on the floor plan and materials required to actualise our customer’s vision.

Century Homes will evaluate the works previously undertaken to establish what may be repurposed as part of the custom home build, or make suggestions as to how to monetise materials that cannot be used in the new home.

Hard costs are related directly to the construction of a custom home. These costs cover labour and materials and can be estimated at the Partner stage of the build journey in collaboration with our architect and quantity surveyor across structure, construction site and landscape.

Covid-19 has impacted the supply and delivery of building materials on a global scale. If a build requires a specific turnaround time, Century Homes is able to make suggestions as to the best alternatives that satisfy both structural and aesthetic needs.

As a boutique builder, we take on a select amount of homes so we can continue to deliver on our promise of collaborative and communicative customer service with the highest quality of finishes and practical build times.

Although our customer now has the only set of keys to their dream home, the relationship with Century Homes does not end here. We encourage our customers to raise any concerns about their build so we can manage any maintenance and find solutions to potential issues. We will always be available to our customers.
